The property is approximately 12 hectares in area, and is situated on lightly sloping, fertile sandy loam with a northerly aspect – conditions considered ideal for growing avocados. The orchard covers approximately 8 hectares, and includes approximately 1100 established, productive Hass trees, with under-tree sprinkler irrigation throughout. All of the property is adequately fenced on its boundaries.

The area enjoys excellent rainfall – 1200 mm average per year. An underground irrigation mains draws water from nearby Fawcetts Creek, under an irrigation license with a water allocation of 32 megalitres.

The avocados are graded, packaged and sold under a long standing arrangement with a highly professional and successful marketing agent who acts on behalf of numerous growers in the region. However, the included facilities and grading equipment would allow the owner to perform this function for themselves if they prefer.

The entire orchard is exquisitely maintained, with the trees kept tidy and at a manageable height and with wide well-grassed avenues. This allows easy access for tree management and picking operations. Therefore, even a new entrant to the industry can quickly become efficient in managing the business. Additionally, this makes for a relaxed and pleasant living environment and outlook for the residences.

The packing shed provide spacious storage facilities, and incorporates a full set of modern and efficient grading equipment. Encompassed within the packing shed is a large refrigerated cool room which allows the picked avocados to be held on site for collection without loss of freshness.

The farm improvements include a high quality, air conditioned food processing facility, with painted concrete non slip floors, kerbed edging to facilitate easy wash down, and fitted with all stainless steel equipment. This facility was used by the owner to produce an award-wining range of semi-dried tomatoes for retail. The facility offers the potential for the new owner to add a similar expansion to the orchard business.

Other improvements include a large tractor shed, chemical shed, and 3 x 45,000 litre subterranean concrete rainwater tanks with underground lines to the water filtration and purification system and food processing facility.
